If you’re thinking about moving to Virginia Beach, one of the biggest questions is probably pretty simple:
How much does it actually cost to live here?
Virginia Beach gives you something that’s hard to find in many places: coastal living, a major metro area, plenty to do outdoors, and a wide variety of housing options.
But living near the beach doesn’t automatically mean living on vacation.

As of August 2026, the median sale price in Virginia Beach was about $431,000, based on Redfin data for the previous three months. That was roughly 7.7% higher than the same period a year earlier. Homes were selling in about 25 days on average.
Of course, $431,000 is only a citywide median.
Virginia Beach is a large city, and prices can vary dramatically depending on the type of property and its location. A condo, townhome or older home farther inland can look very different financially from a property near the Oceanfront, North End or another waterfront location.
That’s why buyers moving here shouldn’t start with the question, “What’s the average house price?”
A better question is:
What can my budget buy in the parts of Virginia Beach that fit the way I actually want to live?
That can lead to a much more useful home search.
What About Renting in Virginia Beach?
If you’re not ready to buy yet, renting gives you another option.
As of September 2026, RentCafe reported an average Virginia Beach apartment rent of about $1,833 per month. Their data put the averages at approximately:
- 1 bedroom: $1,651/month
- 2 bedrooms: $1,856/month
- 3 bedrooms: $2,241/month
Those numbers are citywide averages, so your actual rent can vary substantially depending on location, property age, amenities and proximity to the water.
If you’re relocating to Virginia Beach and don’t know the area yet, renting can also give you some time to learn your commute, explore different parts of the city and figure out what type of neighborhood fits you before purchasing.
Property Taxes in Virginia Beach
Another expense buyers need to factor into their monthly housing payment is property tax.
Virginia Beach currently lists its general real estate tax rate at $0.97 per $100 of assessed value. Certain Special Service Districts have additional rates, so the exact tax bill can depend on where the property is located.
This is an important point when comparing homes.
Two properties with similar purchase prices can have different overall monthly costs once you factor in taxes, insurance, HOA or condo fees and — for some properties — flood insurance.
That’s why I recommend looking beyond the mortgage payment alone.
What Do You Need to Earn to Live in Virginia Beach?
There isn’t one income that suddenly makes Virginia Beach “affordable.”
Household size, debt, housing expectations and lifestyle all matter.
For context, current data cited by RentCafe puts Virginia Beach’s median household income at approximately $92,968.
But your personal numbers matter much more than the citywide median.
Someone buying a smaller townhome with little consumer debt may have a very different experience from someone looking for a larger detached house close to the ocean while carrying two car payments.
Before moving, build your budget around the entire picture: housing, insurance, transportation, utilities, food, entertainment and whatever savings goals you want to maintain.
Groceries, Utilities and Everyday Expenses
This is where cost-of-living comparisons can get confusing.
Different cost-of-living indexes produce noticeably different estimates for Virginia Beach because they use different data sets and weight housing, transportation, food and other expenses differently.
That’s one reason I wouldn’t make a relocation decision based on a single “Virginia Beach is X% more expensive than average” statistic.
Instead, calculate the expenses that will actually affect your household.
Utilities can vary based on the size and efficiency of your home. Grocery spending varies significantly by household. Transportation costs depend heavily on your commute and how often you drive.
And because Virginia Beach covers a large geographic area, where you live relative to work and the places you visit regularly can have a meaningful impact on your monthly transportation costs.
Don’t Forget Homeowners Insurance and Flood Risk
If you’re buying in a coastal city, insurance deserves special attention.
Not every Virginia Beach property is in the same flood-risk category, and being “close to the beach” doesn’t automatically tell you what the insurance situation will look like.
Before buying, make sure you understand the specific property’s flood zone, insurance requirements and estimated premiums.
This is something you want to investigate before falling in love with a house — not after.
Your lender, insurance provider and appropriate flood-zone resources can help you determine the costs associated with a specific property.
Is Virginia Beach Expensive?
The most useful answer is:
It depends on what you’re comparing it to and the lifestyle you’re trying to create.
Someone relocating from a much more expensive coastal market may find Virginia Beach surprisingly approachable.
Someone moving from a lower-cost rural or inland market may experience the exact opposite.
And even within Virginia Beach, your housing costs can change dramatically depending on whether you want to be near the ocean, closer to Town Center, farther inland or somewhere with more land.
That’s why broad national averages only tell part of the story.
Is Virginia Beach Worth the Cost?
That’s ultimately a personal decision.
What you’re paying for isn’t simply a house or apartment. You’re choosing a lifestyle and location.
For many people considering Virginia Beach, the attraction is the combination of the Atlantic Ocean, beaches, parks, restaurants, outdoor activities and access to the larger Hampton Roads region.
The question isn’t simply whether Virginia Beach is cheap or expensive.
The better question is:
Does the lifestyle you can create here make sense for your budget?
